Borrower Profile

The Fund will lend primarily seasoned real estate investors who are focused on building a portfolio of properties. These pre-qualified borrowers already own real estate and are well able to execute on growth and exit strategies to mitigate risk to the fund. The fund will target a weighted average of 80% of after repair value* on all projects of the borrowers. These borrowers are using this financing as a short-term solution to execute on their portfolio growth plans.

Flips and BRRRs is the main focus of our borrowers who then are able to either sell the property or refinance into more favourable financing at the end of the renovation. *After Repair Value is defined as the estimated future value of a property in its post renovation condition based on comparable properties in similar condition, age, size and build that have recently been sold.

    One of our prequalification metrics is determining that they have the ability to execute on their exit strategy & consistent acquisitions. This helps maintain their portfolio growth as well as the growth of Windrose Mortgage Trust and your investment.

  • Effective cashflow model


    Our borrowers all have a demonstrated ability to pre analyze a project to effectively estimate future cash flow. Using an effective cost analysis and tight understanding of the market helps determine these future cash flow estimates.
